I like the fact $1.6 mil doesn’t even get you a driveway.

Who needs a driveway when you have a basketball court, chandelier, stripper pole, nad hot tub?
It's not just the house you get for the $1.6 million...
This unique home offers a blend of bold design and modern comfort, set on a spacious 1.6-acre lot. Not only does it feature incredible amenities, but it also includes a subdivision plan for 11 townhomes, providing an exciting investment opportunity for future development.

It will look very, very dated in 5 years. The decor is pretty much cliche.

Not as bad as some, but the price is outrageous. Interesting choice of materials, I guess it doesn't get that cold in CO. The right decor could warm it up a bit.
A basketball hoop and chandelier in the same room? LOL.

Grand Junction is in Mesa county. I found a house there I liked. A friend and others have moved there from Denver because of the low real estate prices. Bob said absolutely not.
Mesa county is right wing, very.
Grand Junction is the sort of place where people expect vehicles to be polite and get out of the way when they are merging onto the interstate. -

A basketball hoop, a chandelier, a hot tub, and a pole in the same room.
What on earth?
Each of these things has its place, but I wouldn't say that it was one place where they would all coexist.

The word tacky came to mind.... and then I read the description....
while the living room takes center stage with a stripper pole for entertainment and a 10-person hot tub
Jezzus. They could have at least said "pole for dancing."

I can't answer to the cultural challenges of the place but that's an unimpressive house, imo. My Colorado fantasy involves something nicer and more private.

Oh. $1.6 mil includes subdivision plans.
Might be a better deal than I thought.

Assessor info. Owner is James Lange.

Looks like he's a Republican.

Here's a map of where the property is located:

And here's the Grand Junction Development Department site. I can't find the subdivision that's mentioned in the listing. Could be there's a plan but it hasn't been submitted for review yet?

Odd that it is new construction and also for sale. I wonder what the owner was thinking?
