    If you like the listing agent maybe you could work with him to find a place.

      Yes, I might do that.

      Here's a question. How do you contract with an agent to represent you (not a listing)? Do you sign a contract? How much about does it cost and how much does he or she get paid and when?

      I ask because my cousin strongly advised me to do this. (Keep in mind fwiw my cousin has strong opinions or she doesn't bother having them.)

      Maybe you don't use an agent. Maybe you are an agent. I don't know. I'm not making any assumptions.

      As you know, this is my first time buying a home. I'm learning everything I can but what I know feels like next to nothing.

        You sign a contract with the agent, now called a Buyer’s Agent. This is fairly new, BTW.

        If you don’t end up buying anything you owe the agent nothing. If you do buy something, the agent’s commission will have been built in to the price you paid so you really don’t see it.

        Why don’t you call the guy who listed the condo you like and ask him how it works? I’m sure he’d be happy to explain everything to you.

          Thanks for the information! I texted him today and told him I want to keep in touch. I can ask him.

          I also spoke with my attorney. I felt good after getting my questions answered. It's being in the dark about the process that causes me stress.

          One good thing about the fee his firm charged the estate (after I agreed to it) is although it's a lot money, it's a flat fee.

          He told me to make another appointment at any time.

          I don't know but my guess is the probate attorney bills the same way.

          I know when my roommate threatened to sue me for partition (forced sale), I called an attorney specializing in partition lawsuits.

          His firm asked for a flat fee of $4,000.

          I didn't say it but I thought that's a lot of amount of money for the job. I said, "No, thank you."

          In my day, you paid a retainer and got billed for work hours. I haven't heard of that recently.

          Anyway, I had four questions, took notes, and have to re-write them in a legible, organized, presentable way.

          It's a nice rainy evening. I'm going to procrastinate and do it this weekend.

            Lol! The attorney sent me an email with a concise summary of the questions asked and the answers given. I don't have to re-write my notes. I can round file them. Nice.

              Well, I spoke too soon. His summary won't make complete sense until I fill in the blanks and add in the read between the lines parts. So, I have to screen capture his email. I have to write a note. I have to attach my note to his screen capture. Then, I have to email all of this to my sister-in-law and copy my cousin. I've promised it by Monday evening. Will this ever end.

                Task complete. I made myself sit down and do it. I sent it around 10 p.m. I didn't screenshot the attorney's email. I linked to it. I rewrote my notes (on paper) on paper. Then I copied what I had written. Then I locked all my notes in my office cabinet. Yay! 🎉

                  I concede you might be right. This company makes quality products but I looked at the pictures of the backs of all of the washers and dryers. The top loading machines have to hook up to and drain into the same sink. I mentioned that. But by the time I looked at at the ventless washer/dryer combination for instance I think what I saw is a kind of electrical plug you would only be able to plug into your wall if you had washer and dryer hook ups in the first place.

                  My criteria already narrow my choices a lot-- '70's cement block constructed building, ground floor if two stories, elevator if two or more stories and located on the second floor or higher, low price point, low HOA fees, reasonable taxes, solid financials with an adequately funded escrow account, and hopefully in the area of the city where I live.

                  So we'll see.

                  A lot of these condo complexes have laundry rooms as an "amenity."
                  I think that's unpractical and kind of dumb, but it probably had to do with how these complexes were originally and still today marketed to local residents but also to people wanting to have a second home "in Florida" and the second home aspect of it made the builders think and probably rightly that having a vacation home in Florida would be enough to sell people on these buildings.

                  It's an interesting time in the market. It's crashing and properties are being listed sometimes for almost a year. The timing is very lucky for cash buyers. That's not me saying this. Every economist and real estate expert is saying the same thing. I'm sure I'll find something.

                    The buildings with laundry rooms may well have been built as rental apartments. This can be both good and bad depending on how they split up the utilities when they did the conversion.

                    I’d still go for one with laundry hookups.
