Bitcoin miner as water heating element

Simple idea: bitcoin mining generates lots of heat, might as well use it to heat your water
️ repackage bitcoin mining hardware into heating element that fits in the otherwise typical electrical hot water heater/tank.Can probably do the same for AI or anything that is compute-intensive.

That's fine.
But what about the other things generated?
I believe these things might include toxic waste water, toxic air, and noise pollution.
I was thinking as a person does about all of those 5 acres rural land plots for 50k for sale in my state and many others.
I was thinking how could you know it wouldn't be next to such a facility either now or in the immediate future?
